September Results Snapshot

A total of 680 sales were recorded across Melbourne and Geelong in September, an 11% increase on the number of sales recorded in August. Across Q3 2023 there were a total of 1,831 sales, a 6% decrease compared to Q2 2023.

The Ladder (Gross Sales)

The North region’s high September gross sales figure was underpinned by the strong performance of a number of projects. In September the region was home to the four highest sellings projects with each recording more than 20 sales.

Sales by Region

Both the North and West regions recorded an increase in sales volumes in September. Both regions also recorded a decrease in the median sold price in September. In contrast the South East and Greater Geelong regions both recorded a decrease in sales volumes but an increase in the median sold price.

Estate Market Share by Region

Across Melbourne and Geelong a total of 18 projects recorded 10 or more sales in September of which 8 were located in both the West and North with the remaining located 2 in the South East.
