A healthy October saw 1,313 sales recorded, up from 1109 in September and well outperforming the 790 sales seen in October 2024.
In an encouraging sign, available titled lots dropped to 2,001, down from the peak of 2,565 in April this year.
October saw 1,063 new lots released, the highest number of lots released in a month in over 2 years.
Total supply now sits well within the ‘balanced’ range with 4.4 months worth of stock available at the current sales rate.
Trading projects across Melbourne and Geelong averaged 7.6 sales for the month.
North
The North extended it’s sales momentum recording 415 sales for the month, a 26% increase on a solid September. Trading estates averaged a healthy 9.5 sales for the month. The larger masterplans did much of the heavy lifting. Of 378 new lots released, 131 went straight to contract within the month.
South East
The South East continues it’s strong performance with trading projects averaging almost 10 sales each in October. Titled stock on market continues to decline with 27% of available lots titled, down from 39% early in 2025 and the lowest of all the regions at present.
West
The West has surged back to life delivering 454 sales, a 36% increase on last month. This was the highest recorded volume of sales for the corridor since mid 2022.
Greater Geelong
Activity in Greater Geelong has increased markedly over recent months with the region averaging 164 sales over the last two months which is more than double the two year average.
