Encouraging signs continue with a third month of over 1,000 sales recorded with July showing a 11% improvement on June’s sales volume.

1,115 sales were recorded for the month. At July month’s end there was a further 374 outstanding deposits carried into August as another solid head start. This is a vast improvement on the 615 sales recorded in July 2024.

Across Melbourne and Geelong, 9 projects sold 20 or more lots during July, and 41 projects sold 10 or more lots with the average across all projects for the month at 6 sales.

New releases seemed to activate sales traction with 967 newly released lots added to stocklists over the month. 200 of these lots progressed to contract within the month.

Titled stock continues to make up 40% of the 6,001 available lots on market at 2,406 lots.

 

 

Headline insights:

  • The West saw the strongest month on month improvement, 23% up on it’s June result and recording the highest volume of sales of all regions.
  • This result was driven by strong volumes recorded by a range of projects with 17 projects in the West recording 10 or more sales.
  • The South East continues to record the highest average sales rate per project at 8.4 sales per project. The region also saw a 13% overall month on month improvement in sales volume.
  • The North saw a further incremental increase of 6% to record it’s highest volume of sales since July 2022.
  • Geelong saw a dip of 14% relative to it’s 3 year high sales result recorded in June. That said, July saw over 100 sales recorded for the third month in a row reflecting continued momentum for the region.
  • Total stock on market at 6,001 lots represents 5.4 months worth of supply at the current sales rate and sits within the ‘balanced’ range of 3-6 months.
  • 12.5 x 28/32 continue to be the most common typologies among sold lots representing 17% of all sales for the month
  • 21m lots appear to still be undersupplied representing just 5.25% of available stock but 9% of sales for the month.
