August saw 1,084 lot sales recorded across Melbourne and Geelong with a further 348 deposits carried into September.

Over 1,000 new lots were added to stocklists across the month in preparation for Spring selling. Of these 170 were sold within the month.

A 6% reduction in the total volume of titled lots was a positive sign during August finishing at 2,263 of 6,048 available lots (37%).

 

Headline insights:

  • 39 projects recorded 10+ sales in August, with 6 achieving more than 20 sales.
  • Geelong posted 125 sales, its strongest month since 2022. For the month, titled lots outsold untitled lots, with titled stock now representing 54% of supply (down from 62% in March).
  • Overall supply remains in the ‘balanced’ range, with 5.6 months of stock available at current sales rates.
  • Despite 276 new lots released in August, the South East sits comfortably in the balanced range at 4.1 months of supply. The North has 3.9 months of supply and the lowest share of titled stock, at 29.8%.
  • Lots under 25m deep represent less than 10% of supply but accounted for 15% of August sales, highlighting ongoing demand for more affordable product.
