829 sales recorded in April matched March’s improved volumes demonstrating continued market positivity.

 

A further 293 deposits were recorded and carried into May still to be contracted.

563 new lots released to market validated the assumed pull forward of releases in March where we saw 867 new lots released ahead of Easter and the looming Federal Election.

The market continues to carry just over 7 months worth of available stock based on current sales rates, just above the balanced range of 3-6 months.

 

 

Headline insights:

  • Titled lots continue to make up around 43% of sales each month
  • Of the 5,962 lots currently available, 2563 (43%) are currently titled
  • Back on market (previously removed from lists and returned this month) lots dipped to just 170 this month, well below the two year average following last months return of 267 lots
  • Large Masterplanned Communities in the North and South East continue to contribute heavily to overall sales performance.
  • The West also saw a 5% improvement in it’s overall sales contribution, given the high volume of stock in this region, this is one of the key performance metrics we will be keeping an eye on in coming months.
  • The top selling lot type for the month was 12.5 x 28, followed by 14 x 28 and 12.5 x 32.
