A total of 459 sales were recorded across Melbourne and Geelong in December, an 18% decrease on the number of sales recorded in November. Across Q4 2023 there were a total of 1,638 sales, a 11% decrease compared to Q3 2023. In total there were 7,234 lot sales recorded across Melbourne and Geelong over 2023.
The Ladder (Gross Sales)
For the first time since June the South East region was home to the top trading project, in total just eight projects recorded 10 or more sales in December with four located in the South East and two each in both the North and West regions.
Sales by Region
Owing to the traditional Christmas shutdown period sales were down 25-30% across most regions of Melbourne and Geelong, the South East was the one region to buck this trend recording a 9% increase in gross sales. Smaller lots continue to account for a large proportion of sales in the North and the West with median lots sizes of 350 and 351 sqm being recorded in December.
